On November 7, 2019, at 10:30 a.m. at the City Hall Council Chambers of the City of Fergus Falls, 112 West Washington Avenue, Fergus Falls, Minnesota, bids will be considered for the sale of the Fergus Falls Port Authority property located in Section 24, Fergus Falls Township, Otter Tail County, Minnesota, said property legally described as follows:
That part of the Southeast Quarter of the Southwest Quarter of Section 24, Township 133 North, Range 43 West of the Fifth Principal Meridian, Otter Tail County, Minnesota described as follows:
Commencing at a found iron monument at the West Quarter corner of said Section 24; thence North 89 degrees 46 minutes 26 seconds East on an assumed bearing along the north line of the Northwest Quarter of the Southwest Quarter of said Section 24 a distance of 1282.86 feet to the northwest corner of the Northeast Quarter of the Southwest Quarter of said Section 24; thence South 00 degrees 20 minutes 27 seconds East 1329.81 feet to the point of beginning at the northwest corner of the Southeast Quarter of the Southwest Quarter of said Section 24; thence North 89 degrees 41 minutes 05 seconds East along the north line of said Southeast Quarter of the Southwest Quarter 853.51 feet; thence South 04 degrees 15 minutes 18 seconds East 991.74 feet; thence southwesterly 254.61 feet on a non-tangential curve, normal to and 100.00 feet northerly of the centerline of Otter Tail County Highway No. 111, said curve being concave to the southeast, having a radius of 1532.39 feet, a central angle of 9 degrees 31 minutes 11 seconds, and a chord which bears South 65 degrees 20 minutes 58 seconds West for 254.31 feet to the easterly line of an existing tract; thence North 03 degrees 33 minutes 51 seconds West along the easterly line of said existing tract 464.59 feet to a found iron monument; thence South 89 degrees 44 minutes 20 seconds West along the northerly line of said existing tract 663.33 feet to the west line of said Southeast Quarter of the Southwest Quarter; thence North 00 degrees 20 minutes 27 seconds West along the west line of said Southeast Quarter of the Southwest Quarter 629.73 feet to the point of beginning.

The property consists of approximately 14.87 acres, all of which are tillable.
A map of the property is on file at the office of the Fergus Falls Port Authority located at City Hall, 112 West Washington Avenue, Fergus Falls, Minnesota.
The sale will be on sealed bids which shall be submitted to Klara Beck, Fergus Falls Port Authority Executive Director, 112 West Washington Avenue, Fergus Falls, Minnesota, 56537 or delivered in hand just prior to the bid opening at 10:30 a.m. on November 7, 2019. Persons
submitting written bids may orally increase their bids at the time of opening bids.
This sale shall be for cash; the successful bidder shall be prepared to immediately enter into an earnest money contract with a ten percent (10%) down payment, the balance payable in full upon delivery of a warranty deed and an abstract evidencing good title in the seller. The taxes payable in 2019 shall be prorated as of the date of closing.
The seller reserves the right to reject any and all bids and further reserves the right to accept or reject within a period of ten (10) days following the bid opening.
